Kailua

and Kaneohe are located on the Windward side of Oahu, 12 miles northeast of Honolulu, and are the largest towns on the windward side. Kailua and Kaneohe sit next to two of the most beautiful bays on Oahu!

KAILUA

Kailua is one of the most beautiful areas on Oahu with it’s bay, mountains and marshes and lush gardens and valleys. Primarily a beach community, Kailua is host to the famous Lanikai Beach, as well as wonderful Kailua Beach Park, ranked as one of the best beaches in the US. Steady trade winds make this an excellent windsurfing and kite surfing beach.

Kailua was the ancient capital of Hawaiian chiefs. When Oahu was conquered by King Kamehameha I, he gave this area to the warriors who had helped him conquer Hawaii.

Kailua was an agricultural area that eventually gave way to cattle raising. During WWII the large Kaneohe Ranch was sold to the US and is now where the Marine Corps Base Hawaii is located. The rest of the ranch was sold off in 1942, opening up 1000’s of acres of land for development.

The highway from Honolulu through the Ko’olau Mountains was completed in the late 1950’s, further promoting development and commerce on the windward side of the island.

Kailua’s shopping and business district is surrounded mostly by single family homes. Kailua is working to create an enjoyable business district by working with an Urban Design Task Force. There is a strong sense of community here, with yearly celebrations and events.

Lanikai Beach is in an unincorporated area featuring many luxury homes. The beach, with it’s famous twin islands offshore, is known around the world and has been rated one of the top 10 beaches world wide.

Kailua Bay is great for swimming, boating and kayaking. The area is predominantly residential with an outstanding shopping area

Home prices in Kailua have remained basically the same over the past year.

KANEOHE

Kaneohe, just north of Kailua sits on Kaneohe Bay. Kaneohe is home to Hawaii Pacific University, and the Marine Corps Base Hawaii is located on the point between Kaneohe Bay and Kailua, at the south end of the bay.

There are many homes along the bay, some with their own marine docks. The area is lush due to rain fall and is framed by the Ko’olau Moutains. The main commercial area is found along Kamehameha Highway.

Titles >Do You Really Need Title Insurance

When a home is purchased, title insurance is one of the closing cost items on the closing statement. This insurance protects the buyer from defects in the title that are not discovered until after the closing. There are two kinds of title insurance--coverage that protects the lender for the balance of the mortgage if the buyers have a loan, and coverage that protects the buyers' equity in the property.

It is prudent to purchase owners' coverage because most of the title problems that arise after a closing are not from a sloppy title search, but are the result of inaccurate information in the public records. The ownership chain goes back a long way, and fraud or misrepresentation anywhere in the chain could mean big problems. Title insurance will protect you if a wife or husband did not properly sign off on the ownership papers or if the property was sold as part of an estate that was later disputed. Most people do not have to deal with the title insurance company after the closing, but this coverage could save your investment if a problem arises.
